To provide Title Commitments, Title Reports and Policies to our clients.
Review titles and their documentation in a timely and thorough manner, per LNADM National Default standard operating procedures. Verify that the information in the title search and accompanying documentation is accurate and complete, thereby providing an accurate and complete foreclosure report/title product for our attorney/client data base. Resolve problems relating to missing, incomplete, inaccurate or contradictory information contained in the title or accompanying documentation. Communicate effectively and in a pro-active manner with our clients so issues regarding the title will be resolved. Skills / Requirements
• Experience with the Title industry in searching, abstracting and examining is required.
• Real Estate Title Insurance License preferred • Multi-State title knowledge preferred • Responsible for making decisions as to the content of title products requested. • Review and evaluate abstractors’ reports, recorded documents, tax information reports, the chain of title and all exceptions which may affect the chain of title and subsequent foreclosure action; perform Bankruptcy search and subsequently prepare a pre-foreclosure title product. • Communicate with abstractors to obtain any necessary additional information to complete title order and amend product as necessary. Major focus on specific issues which may prevent a possible claim at a later date. Communicate with attorneys offices for any special request or clarification. Serve as a key point of contact for client or foreclosure attorney in regard to the title product; provide response to questions or concerns. • Update status and document follow up actions taken in DOT on each file .Work with quality Control to assure consistent accurate reports while maintaining minimum daily number of reports to comply with business model. • Review Open Orders Aged by Team View in DOT throughout each day and re-prioritize order in which files will be examined accordingly. • Examination of title and writing title reports i.e.: examine abstractors’ documentation for effect and completeness; verify vesting and encumbrances to title; prepare worksheet for typing, using codes to designate items to be reflected in report. Review typed report and addendum's for accuracy, then forward to closing support and branch for their use. • Review reports established from the tracking system daily to monitor production and turn time standards.
